What this calculator accounts for
This tool compares the total cost of renting against buying over your chosen time horizon. On the buying side, it factors in your mortgage principal and interest, property taxes, insurance, HOA dues, and maintenance costs, then nets out the equity you build as you pay down the loan and any home price appreciation you enter. It also accounts for the opportunity cost of your down payment: what that money could have earned if invested instead of put into a home.
What it doesn’t account for
This is an estimate, not a forecast. It excludes mortgage interest tax deductions and compounding returns on any monthly savings from renting instead of owning. Closing costs and selling costs aren’t factored in either. Appreciation is based on the flat annual rate you enter, not real market variability. Real outcomes depend on your local market, tax situation, and how long you actually stay.
